Glenelg Beachside Bungalow saga

Reinvigorated Beachfront Icon on Ultra-Prime Esplanade

36 South Esplanade Glenelg South, South Australia

36 South Esplanade is a 4 bedroom, 3 bathroom house in Glenelg South.

It offers 3 car spaces and sits on a 1096m² lot. The property is currently listed for sale.

Commanding an elevated and prominent position atop the famed aquamarine waters of Glenelg and Glenelg South, this grand, circa 1925 Federation Bungalow house has undergone sympathetic rejuvenations to highlight irreplaceable character features whilst also presenting the rarest of opportunities for one to leave their mark on this iconic beachfront property's important legacy.

  • The property is located within Holdfast Bay council, with no bushfire or flood overlays detected.

  • We have detected a heritage overlay on this property.

  • It is within the catchment of Brighton Secondary School.

  • It has reliable NBN Hybrid Fibre Coaxial and 5G mobile coverage.

The state government has slapped a legal “caveat” restriction on this luxury $4.6m Glenelg South property, and also over a $345,000 Holdfast Bay boat marina berth, both of which Mr Aaron Hickmann owns.

The legal caveat over the property, is a buyer warning invoking certain restrictions including on sales or land transfers. The caveat, which is disputed, was still live this week.

Aaron Hickman owns VAILO, sponsor of the Adelaide 500, which will be held next weekend.

Mr Hickmann exploded back into prominence this week after federal authorities raided his offices as part of an Australian Taxation Office investigation.

ATO agents, who had Australian Federal Police assistance, had its SA and Queensland offices searched on Wednesday, which occurred a week before the Adelaide V8 race.

After Clipsal dropped its naming rights sponsorship of the Adelaide 500 Supercars event in 2017, Mr Hickmann was fundamental in returning the race to the city streets after it was briefly cancelled under his VALO brand in 2022.

IT was once lost in a game of two-up, and now one of the Adelaide's’ most recognisable waterfront homes could be yours as it hits the market for the first time in 15 years.

  • If you have a spare $4.5m to $4.95m, that is.

Revered epidemiologist Dr Roy Scragg, 98, sells his beloved Glenelg South waterfront home

Dr Roy Scragg, 98, and his late wife Joy bought the 36 South Esplanade, Glenelg South home in 2006, attracted by the its prime waterfront location, and its history.

“We saw this one and we had to have it,” Dr Scragg said. “That was it. It was the best home we’d seen along all of Adelaide’s waterfront.

Location-wise it doesn’t come any better down here. There aren’t many big old houses down here on the waterfront still standing.”

History

  • The land was bought by George Kohler in 1909 and the house built shortly after.

  • In 1920, Kohler was playing two-up with Charles Ephrain Moore in Broken Hill and ran out of money, betting his house on the next throw of the coins.

  • At the end of the game Mr Kohler was down £3000 and told Mr Moore he would pay his debt with the transfer of his Glenelg South property.

  • The pair arranged that Mr Moore would bring the money to Mr Kohler on a Friday in an effort to convince Mr Kohler’s wife that he had sold the property and not lost it gambling.

  • Kohler received the money and gave it back to Moore the following Monday.

“It really does have a fascinating history,” Dr Scragg said.

As well as a fascinating story, Dr Scragg said the four-bedroom property on a 1096sqm allotment offered an amazing outlook.

“The sunsets here are unbelievable – gold, red and grey – all different colours depending on the clouds and the sun, and there are always people down here taking photographs when you get a good sunset,” Dr Scragg said.

“We’ve also seen people taking photos of the house too because there are not many like this on the waterfront. It really is so beautifully positioned. Even with the kiosk there we can see the fireworks on the jetty each New Year.”

"This immense corner allotment of approximately 1,096 sqm is bordered by towering Norfolk Pines, private mature plantings and unassailable stone retaining walls, yet, also grants uninterrupted and truly magnificent views across Adelaide's dynamic foreshore from multiple vantage points."

"Beyond original wrought iron gates, one accesses this return verandah bungalow via a massive wrap-around terrace, accentuated by multiple stone arches, character-laden leadlight windows and a feature stone turret that overlooks the glistening ocean and accompanying sunsets."

"Internally, the formal welcoming hall and complimentary tessellated tiled flooring ushers one into this expansive and bright heritage home. Complete with lofty decorative ceilings, polished Baltic Pine floorboards, marble fireplaces, tall skirtings, stylish chandeliers, traditional cornicing, oversized archways and ornate architraves, elegance and grandeur pervade throughout this period residence."

"Recent renovations and upgrades have ensured the generously sized rooms in the spacious period wing of the residence will retain their originality well into the future."
